Tellico Lake
Dock Builder in Tellico Village
Tellico Village is a lake community on Tellico Lake with eight neighborhoods: seven in Loudon County and one, Kahite, in Monroe County. Its first home site sold in 1987. Today the Village covers 4,800 acres and has more than 4,500 homes and more than 11,000 year-round residents. For many owners on the water, a private boat dock finishes the property. DOCK&DECK designs and builds custom boat docks for Tellico Village homes on main-channel and cove lots. Our own crew does the work, from the first piling to the last board.
Building Boat Docks in Tellico Village
No two lake lots in the Village are quite alike. A main-channel lot faces more open water, wind and boat wake, so we size the pilings and framing for that exposure. A cove lot is usually more sheltered. There, the width and depth of the water off your shoreline decide how far the dock can reach, which way the slips face and how the walkway meets the bank. We start at your lot. We look at the water, the slope of the bank and how you plan to use the lake, and we design from there.
The Village has three resident marinas, at the Yacht Club, Tanasi Basin and Kahite, with 630 boat slips that residents can lease. If your lot has shoreline privileges, a private dock puts the boat a short walk from the house, set up the way you want it.
TVA Permits and the Tellico Village Shoreline Permit
A dock in Tellico Village goes through two reviews. The Tellico Village POA’s Architectural Control Committee (ACC) reviews applications and issues permits for shoreline improvements, and TVA issues the Section 26a permit. The POA’s Residential Construction Handbook sets out the process:
- Only lots shown on the recorded plat as having shoreline privileges can apply for a shoreline permit.
- A shoreline permit is required for improvements below the 820-foot contour. That includes boat docks, lifts, electric service, riprap and seawalls.
- Once the ACC approves an application, it goes to TVA and the U.S. Army Corps of Engineers for their approval before construction can begin.
- A licensed surveyor sets the dock’s position on the plot plan.
- Shoreline improvements other than riprap or seawalls aren’t allowed until a home permit is approved. The shoreline application can go in with the new home permit or afterward.
On the TVA side, docks on TVA reservoirs need a Section 26a permit. We prepare and submit your TVA permit paperwork at no charge. You pay TVA’s application fee. We can also handle the ACC shoreline permit application for you.
Some neighborhoods and jurisdictions require their own approval before a dock can be built. It’s the homeowner’s responsibility to know what their subdivision or jurisdiction requires and to let us know, and we’re glad to assist with any additional permits.
Shoreline Stabilization
Wakes from passing boats wear away an unprotected bank a little more every season. We install riprap shoreline stabilization, either as part of a new dock project or on its own for a lot that already has a dock. In Tellico Village, riprap below the 820-foot contour needs an ACC shoreline permit, and the handbook allows riprap or seawalls before a home permit is approved.

Under “More of our work on Tellico Lake” are two docks nearby in Vonore: one at the end of a rope-railed walkway, with a boat lift, jet skis on drive-on ports and a covered lounge beside an enclosed storage room, and one with a long railed walkway and open-sided covered slips with lifts.

Questions
Do I need a permit to build a boat dock in Tellico Village?
Yes. A dock needs a shoreline permit from the Tellico Village POA’s Architectural Control Committee and a TVA Section 26a permit. After ACC approval, the application goes to TVA and the U.S. Army Corps of Engineers. We prepare and submit your TVA permit paperwork at no charge. You pay TVA’s application fee. We can also handle the ACC shoreline permit application for you.
Can every Tellico Village lot have a private dock?
No. Under the POA’s construction handbook, only lots shown on the recorded plat as having shoreline privileges can apply for a shoreline permit. Check your plat before you plan. We’re glad to look at the lot with you.
Can I build the dock before the house?
Generally, no. The handbook doesn’t allow shoreline improvements other than riprap or seawalls until a home permit is approved. The shoreline application can be submitted with the new home permit, so building a new home is a good time to plan the dock.
Can you add a lift or storage room to my existing dock?
Often, yes. We first check that the existing structure can carry it. We install mechanical lifts from Neptune, Tide Tamer, ShoreStation, Sunstream and others and drive-on jet ski and boat ports from Wave Armor, and we add storage rooms and decks to existing docks. In Tellico Village, changes or additions to existing shoreline improvements, other than maintenance, need an ACC permit, and we can handle that application for you.
Do you handle shoreline erosion as well as docks?
Yes. We install riprap shoreline stabilization, whether it’s part of a new dock project or on its own for a lot that already has a dock.
